Your driveway is such a noticeable and attention-grabbing part of your home. When it doesn’t look great, it affects the whole appearance of your home. A really dirty driveway as is the same with fences that need to be cleaned may even prompt neighbors or others to assume that a homeowner is careless or doesn’t care about maintaining the value, appearance, or function of their home. Unfortunately, it does get dirty over time naturally due to vehicles, spills, dirt, rain, and mold and mildew and should be cleaned every so often to keep the home looking great and the pesky HOA from sending letters as they do for homes that need a house wash or roof cleaning.
Homeowners can clean their own driveways but there are some proper tools required as well as chemicals and some knowledge. One would think that a common driveway cannot be damaged but that is not the case. Newly-layed concrete as well as painted driveways cannot take high pressure or even strong chemicals as it can ruin the finish on the driveway.
While homeowners can and sometimes do clean their own driveways, most use home-owner electric pressure washers that can be found in places like Lowes or Homedepot and other stores and many times are not powerful enough to clean properly. More so, using a wand to clean a driveway can take a very long time to clean and always leaves dirt lines as it can’t be done evenly. While it makes the driveway look a bit better, the massive amount of lines are very noticeable.

Pressure washing alone also does not fully clean concrete most of the time if the concrete is very dirty or old as the mold and mildew that binds to the concrete will remain attached to the surface and will further create lines that are visible after cleaning. In addition, it will also leave a general darker, dingy look to the concrete instead of a fresher, evenly-cleaned and bright look. Other noticeable and more difficult stains to remove for homeowners among others are oil and rust stains as it requires some research, testing, and the right chemicals to remove specific types of stains.

Although concrete driveways are most common paver driveways are fairly common as well. How porous a surface is matters greatly and paver driveways may absorb chemicals and dirt a little differently than concrete. However, the approach when removing mold and dirt is the same as when cleaning concrete. First we would assess the condition of the pavers to ensure pressure is not used on cracked of broken portions of pavers. If there happens to be oil stains that you opt to have removed we will use the appropriate chemical to address the stains. This will allow the chemical to dwell for some time after being manually scrubbed in. Using a professional surface cleaner, we evenly and safely clean the paver driveway. Going over any stained areas at this time will help removed lifted up stains. If necessary, stained areas will be revisited. After a detailed rinse, the driveway will look significantly better after which a post treatment will be applied and left to completely dry. The post treatment will remove remaining mold stains and brighten the pavers.
Driveways can take on a host of different stains from chemical spills to organic stains or tire marks. Each type of stain requires a specific approach and not all stains can be removed with simply pressure. Many times, the stains that you can see on a driveway are what is left after a homeowner already attempted to remove them. If stains on your driveway are bothering you, believe they bother us too! During our standard driveway cleaning, we remove dirt and organic mold and mildew but if you have stains you would like to get removed and we will determine the best approach and/or chemicals to use and attempt to remove them completely or lighten them up significantly if complete removal is not possible.
Oil stains on driveway are all too common. Unsuspecting oil leaks from a vehicle is usually a common culprit. The unfortunate part is that oil is not easy to remove from concrete and may not me able to removed completely in many cases. What type of oil and how long it has had to sit inside porous concrete are factors and the best thing to do is to soak up as much of the oil immediately if possible but that is not always feasible. Typically homeowners find it difficult to make a difference in an oil stain and some will attempt to use degreasers or soaps and scrub the stains. In order to make a dent in the stain, we use professional-grade chemicals as part of our approach but it is worth noting that complete removal of oil stains cannot be guaranteed.
Fertilizer and some soils on driveways can leave unsightly stains on concrete that can be left due to iron and minerals in the soil. Soil from a garden or nearby area can make its way on your driveway during rains unknowingly and deposit minerals that discolor concrete only for you to notice later on. These stains are stubborn and do not get removed with pressure or scrubbing and require specific chemicals to remove the iron deposits and mineral stains from driveway surfaces. We can take care of rust stains on all surfaces including walls and fences that may arise from sprinklers systems using water with high mineral content.

Not all homeowners have tough tire marks on their driveway but they can happen from braking too quickly or even from construction equipment that may be present on your property for large projects. Overtime, however, dirty tires continuously transferring dirt and oil from soiled roads can leave tire marks behind. Let us a take a swing at them!

Concrete driveways or residential flatwork pressure can range from approximately $150 to over $500 dollars depending on the size and difficulty in cleaning the area as some homes have single or two-car driveways and some homes have over 3-car garages with very long driveways. Some companies will include the sidewalks and entrance areas of the home in their pricing and others may charge additional for these areas.
A driveway should be cleaned at least once a year to maintain it looking great and prevent the dirt and mold from staining the concrete. If you have oil stains, they should be cleaned as best as possible immediately after the spill. Oil spills that sit in the porous concrete long are likely not to come up completely even with professional chemicals.
Professionals use high pressure washing equipment with surface cleaners that allow for efficient and even cleaning of driveways and other flatwork. Some professionals choose to also do a pre-treatment or a post-treatment of chemicals to break down the dirt or to kill remaining mold and mildew and remove lines that may be left by surface cleaning. Other stains like oil and rust require specific chemicals to remove.
Dirty driveways of course have dirt on them but could also have oil, rust, mold, paint, and other chemicals in them and each require specific chemicals and opproaches. In general, high water pressure is sufficient to clean a driveway but a surface cleaner is highly recommended for cleaning a driveway for efficiency and evenness to prevent leaving dirt lines.
Cleaning a driveway without pressure washing it is possible but it will not come out as great and will be a lot of physical work. Scrubbing with a stiff broom after pr-treating with a degreaser or sudsy soap will loosen the dirt and make it easier to remove. It is advisable to attempt this on a cloudy day so that the concrete is cooler. It will be best to clean in sections and rinsing after scrubbing to prevent the dirt from drying back into the concrete especially on a hot day with hot concrete.
If the concrete is in good condition without cracks, a professional cleaning can really bring it back to life. If the concrete has been worn away after many years and is cracked and/or missing chunks the best way to fix this would be to have the driveway cleaned and then resurfaced. Resurfacing will fill in the cracks and give the entire driveway and newly-laid look.
Bleach will not hurt the concrete it is however advisable to not use bleach if your concrete is recently painted as it could ruin the pigment. A driveway that is newer than 2 years is still considered a new driveway and it may be safe not to use bleach or a high concentration within that same time frame if painted within a year or so.
You do not need soap to pressure wash your driveway. While a pretreatment will help break down the dirt, you can get away with simply using high pressure (approx. 2200-2500 PSI) to do a general cleaning of the surface. It won’t be the same without using a mold cleaning agent but it may do just fine for most people.
The average two-car driveway with four vehicle spots including the sidewalks pertaining to the home, the front entrance way, and rain trenches can take approximately 2.5 hours to clean and will of course require more time for larger driveways.
Pressure washing a driveway does not generally damage the concrete but too high of a pressure especially in one spot can definitely etch conrete. New concrete that is not worn down requires even less pressure as the smooth layer (cream) on top can be erroded much easier. It is advisable to stay below 2500PSI unless etching or eroding sediment is not a concern. It is important to keep your wand or surface cleaning moving at all times even when turning on your pressure washer.
A pressure no higher than 2500PSI is necessary or recommended to clean a driveway surface and can even be less on concrete that is not very dirty and should be less concrete that is new in condition. Higher PSI especially in one place can etch concrete. Of course distance from the concrete is a factor but pressure tip(s) should not be closer than several inches off of the ground at any time at this pressure rating.
